Terms of Service

These terms are the agreement between you and DealDesk (“DealDesk,” “we,” “us”) covering dealdeskrei.com and everything you can do inside it. Creating an account means you accept them. If you are signing up for a company, you are confirming you have authority to bind it.
1. What DealDesk is — and is not
DealDesk is software. We give real estate investors tools to find properties from public county records, analyze them, list contracts they already hold, and connect with other investors.
We are not a real estate broker, agent, attorney, appraiser, title company, or lender. We are not a party to any transaction between users. We do not represent buyers or sellers, do not hold escrow, and do not receive commissions on deals. Nothing in the product is legal, tax, financial, or investment advice.
Every deal you do is yours. You are responsible for your own due diligence, for confirming that your contracts are assignable, and for complying with Florida law on marketing and assigning real estate contracts — including any licensing requirements that apply to your activity.
2. Accounts
You must be at least 18 and provide accurate information. You are responsible for your credentials and everything done under your account. Tell us promptly at support@dealdeskrei.com if you suspect unauthorized access. One account per person or business entity; accounts may not be shared, resold, or transferred without our written consent.
3. Subscriptions, trials, and billing
Paid plans start with a 7-day free trial that requires a payment method up front. If you do not cancel before the trial ends, the subscription automatically converts and your card is charged the plan’s monthly price. It then renews monthly until canceled.
You can cancel any time from the Billing page. Cancellation takes effect at the end of the period you have already paid for — you keep access until then. We do not prorate or refund partial months. Prices may change with at least 30 days’ notice before your next renewal; continuing to use a paid plan after that notice is your acceptance of the new price.
Payments are processed by Stripe. We never see or store your full card number. If a charge fails, we may suspend paid features until it clears. Taxes are added where required.
4. Listings and offers
When you publish a listing, you represent that you actually hold an assignable contract on the property, that the information is accurate, and that you have the right to market it. Uploading a document you are not permitted to share is a breach of these terms.
Offers made through DealDesk are communications between users. An offer accepted in the product is not, by itself, a binding contract — the binding agreement is whatever you and the other party sign outside the platform. We may remove any listing, at our discretion, that appears inaccurate, fraudulent, or unlawful.
Contract prices, assignment fees, and uploaded contracts are private to the listing owner and are not shown to other users.
5. Property data
Property records come from Florida county tax rolls published by the Florida Department of Revenue and related public sources. This data is provided as-is. County rolls are periodically republished, contain errors and omissions, and lag real-world events by weeks or months.
Analysis features — comparable sales, estimated values, and offer figures — are computational estimates from that public data. They are not appraisals, broker price opinions, title searches, or lien searches, and must not be relied on as the sole basis for an offer. Verify independently before you commit money.
You may use exported data for your own real estate business. You may not resell, redistribute, or publish it as a competing data product, and you may not scrape or bulk-extract it by automated means.
6. Marketing and outreach compliance
If you contact property owners using information you found here, you alone are responsible for complying with the Telephone Consumer Protection Act, federal and state Do-Not-Call rules, CAN-SPAM, and Florida’s telemarketing statutes — including any required registration, consent, and suppression-list screening.
7. Acceptable use
You agree not to:
- post false, misleading, or fraudulent listings or offers;
- upload documents or data you lack the right to share;
- scrape, crawl, or bulk-download the platform, or attempt to bypass rate limits, access controls, or plan gates;
- reverse engineer the service, resell access, or use it to build a competing product;
- harass other users, or use the platform for discriminatory practices prohibited by fair housing law;
- interfere with the platform’s security or availability.
8. Your content
You keep ownership of everything you upload — listings, documents, notes, and contacts. You grant us a limited license to host, process, and display that content strictly to operate the service (for example, showing your listing to buyers). We do not sell your content, and we do not use your private deal economics for anything other than running your account.
9. Availability
We work to keep DealDesk running but do not guarantee uninterrupted service. Features may change, and we may modify or discontinue parts of the product. If we make a material adverse change to a paid feature set, you may cancel and we will not charge you again.
10. Termination
You may stop using DealDesk and cancel at any time. We may suspend or terminate an account that breaches these terms, creates legal risk, or engages in fraud. On termination your access to paid features ends; you can request an export of your account data within 30 days by emailing support@dealdeskrei.com.
11. Disclaimers and limitation of liability
The service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that property data is accurate, complete, or current.
To the maximum extent permitted by law, DealDesk is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost deals. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.
12. Indemnity
You agree to indemnify and hold DealDesk harmless from claims arising out of your transactions, your listings and content, your marketing activity, and your breach of these terms.
13. Governing law
These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Duval County, Florida, and both sides consent to that venue.
14. Changes
We may update these terms. If a change is material we will give notice in the product or by email before it takes effect. Continuing to use DealDesk after that means you accept the updated terms.
